The Lovell Beach House, completed in 1926 on the Balboa Peninsula in Newport Beach, California, is a landmark of early American modernism designed by Rudolf Schindler. Raised above ground level to shield the living quarters from the street, the residence reveals a bold structural system beneath: reinforced concrete frames formed in a figure-8 pattern that support two staircases leading to the kitchen and main entry. The interior centers on a two-story living and dining room with expansive curtain-wall windows facing the ocean, while bedrooms on the second floor overlook this central space via a corridor. The ground floor accommodates a garage on the north side and a garden on the south, between the house and beach. Schindler designed the lamps and built-in furniture as integral elements; he later enclosed the original open sleeping porches in 1928. Recognized as one of Schindler's most important works after his own Schindler House, the Lovell Beach House is listed on the National Register of Historic Places.
