The New York Marriott Marquis, completed in 1985, is a brutalist skyscraper designed by John C. Portman Jr. and located at 1535 Broadway in Times Square's Theater District. The 1,971-room hotel comprises two wings connected by a ground-level podium, with retail space occupying the first two stories and the Marquis Theatre integrated into the third floor. Above the eighth-floor atrium lobby—which overlooks thirty-six stories of guest rooms—sits The View, one of the city's highest revolving restaurants offering 360-degree vistas. A distinctive architectural feature is the building's freestanding concrete elevator core with twelve glass-fronted cabs. The hotel's development was contentious, delayed by lawsuits and protests over the demolition of five theaters on the site; construction finally began in 1982 after the city's fiscal crisis subsided under Mayor Ed Koch. Since opening, the hotel has become one of Marriott's most profitable properties.
