Seneca One Tower is a 529-foot modernist skyscraper that dominates downtown Buffalo's skyline. Designed by Skidmore, Owings and Merrill and completed between 1969 and 1974 at a cost of $50 million, the 40-story structure contains over 1.2 million square feet of space. Originally called Marine Midland Center upon its completion in 1972, it was renamed One HSBC Center in 1999 when the building's namesake bank was rebranded under its parent company HSBC, before acquiring its current name in 2013. The building's design parallels that of the 33 South Sixth building in Minneapolis by the same firm. In 2021, a $150 million renovation by Douglas Development transformed the tower and its four mezzanine floors, adding over 200 residential apartments to the structure.
