One Astor Plaza, also known as 1515 Broadway, is a 54-story modern office tower designed by Der Scutt of Ely J. Kahn & Jacobs and completed in 1972 on Times Square in Manhattan's Theater District. Rising 227 meters, the building features a distinctive low base occupying most of its site at the intersection of Broadway, 45th Street, Shubert Alley, and 44th Street, topped by a slender tower with smaller floor plates. The facade combines glass and stone with prominent signage, while the upper stories showcase dark glass windows punctuated by stone mechanical shafts. Developed by Sam Minskoff and Sons on the former site of the Hotel Astor (1904–1967), the building incorporates two theaters—the Minskoff Theatre on the third floor and a basement cinema, now the Palladium Times Square event venue—secured through negotiations that exchanged theatrical amenities for additional floor area. The structure includes a public passageway and retail at ground level, with a lobby and studio space above. Originally named for its W. T. Grant anchor tenant, it later served as Paramount Global's corporate headquarters and remains a major office and operational secondary headquarters for Paramount Skydance.
