Located at 105 Norfolk Street on Manhattan's Lower East Side, the Blue Condominium is Bernard Tschumi's first residential and high-rise project. Completed in 2007, this 16-story tower contains 32 condominium apartments, ground-floor commercial space (initially the Thierry Goldberg Gallery), and a resident roof terrace on the third floor. Its distinctive faceted, pixelated form—a response to local zoning and setback requirements—is wrapped in a blue panel and window curtain wall system that starkly contrasts with the neighborhood's characteristic low-rise brick buildings. The mixed-use program of commercial ground floor with residential above reflects standard urban design practice.
